Investor calculation of business value considers an asset-based approach from P&L balance sheets, T12s operational value, present to future rent-roll value, and market value of comparables after upgrades. Factoring the capitalization rate from income to purchase price does not determine an accurate ROI. Investor’s use of tax assessments for calculating land value and improvement values (buildings) is dependent upon the appraiser’s metrics.
